About Sanper Construction

Sanper Construction is a growing principal contractor delivering construction, refurbishment, compliance and Facilities Management services across the UK.

Since our formation in 2017, we have built a strong reputation for delivering high-quality projects and maintenance solutions within some of the country's most secure and operationally demanding environments. Our work spans the public and private sectors, with particular expertise in custodial, healthcare, education and commercial facilities.

Our services include planned and reactive maintenance, refurbishment, passive fire protection, M&E installations, building fabric repairs, compliance works and specialist construction projects.

Whilst Sanper delivers a broad range of construction services, this position will primarily support our Facilities Management division, commercially managing planned maintenance, refurbishment and minor works contracts delivered across a variety of long-term frameworks.

Role Purpose

Reporting directly to the Commercial Manager, you will take full commercial responsibility for a portfolio of Facilities Management and Planned Works contracts from tender handover through to final account.

You will work closely with our Operations, Estimating and Delivery Teams to ensure projects are delivered safely, efficiently and profitably, whilst maintaining excellent relationships with both clients and the supply chain.

This role requires a commercially astute individual who is comfortable managing multiple live projects simultaneously and thrives within a varied and dynamic working environment.

Key Responsibilities

· Commercial management of a portfolio of Facilities Management, Planned Maintenance and Refurbishment contracts

· Preparation and submission of interim applications for payment, valuations and final accounts

· Pricing, negotiating and agreeing variations and instructed works

· Administration of NEC and JCT contracts, including contractual notices, Early Warnings and Compensation Events where applicable

· Production of monthly CVRs, cost reports, cash flow forecasts and profitability reporting

· Monitor project expenditure against budget and identify commercial risks and opportunities

· Procurement and commercial management of subcontractors, including tender enquiries, order placement, payment assessments and final account settlement

· Work closely with Operational and Contract Managers to maximise commercial performance across live contracts

· Provide contractual and commercial advice to operational teams throughout project delivery

· Build and maintain strong working relationships with clients, consultants and the supply chain

· Review project performance and implement commercial improvement initiatives where appropriate

· Ensure contractual compliance and accurate commercial record keeping across all allocated projects

· Attend client meetings, commercial reviews and project progress meetings

· Support the Commercial Manager with reporting, forecasting and strategic commercial planning

About You

We are looking for an organised, commercially focused Quantity Surveyor with experience working within Facilities Management, Maintenance or Planned Works.

You will have excellent commercial awareness, enjoy building strong client relationships and be confident managing multiple workstreams simultaneously.

Skills, Knowledge & Experience

Essential

· Minimum 4 + years' Quantity Surveying experience

· Previous experience within Facilities Management, Building Maintenance, Refurbishment or Planned Works

· Good understanding of NEC and/or JCT contracts

· Experience preparing Applications for Payment, Valuations, Variations, CVRs and Final Accounts

· Strong commercial awareness with excellent negotiation skills

· Experience procuring and commercially managing subcontractors

· Ability to manage multiple projects and competing priorities

· Excellent written and verbal communication skills

· Proficient in Microsoft Office, particularly Excel

· Full UK Driving Licence

· Be willing to travel to project sites as required

· Successfully pass security vetting procedures to gain access to secure establishments

· Have the right to work in the UK

Desirable

· Degree qualified in Quantity Surveying, Commercial Management or a related discipline

· Membership of, or working towards, RICS, CIOB or a recognised professional body

· Experience using Schedule of Rates pricing mechanisms, including NHF or similar

· Experience working within secure, regulated or operationally sensitive environments

· Knowledge of maintenance frameworks and term service contracts

Working Conditions

· Monday to Friday 08:00-17:00 (40hours)

· Hybrid/On-site requirements
