About Hallstead Meadow

Spirit Homes is a family-run housebuilder. We build affordable, mid-range and premium homes to one standard — quality first — with a focus on energy efficiency and A-rated EPCs. What we say we will deliver, we deliver, and our sales approach has to reflect that: honest, professional and proud of the product.

The role

You will be the face of Spirit on one of our flagship developments: 83 new homes, every one sold on the open market. This is a busy site with a strong flow of leads already coming through — your job is to convert that interest into reservations and completed sales, and to give every buyer a professional, straightforward experience from first enquiry to handover of keys.

You'll run the on-site sales operation Thursday through Monday — covering the weekend period when buyer traffic is at its peak — managing viewings, following up leads, negotiating reservations and keeping every sale moving through to exchange and completion.

Key responsibilities

Act as the first point of contact for all visitors and enquiries on the development, in person, by phone and by email
Conduct professional viewings of show homes and plots, presenting the specification, energy performance and build quality with genuine product knowledge
Manage and follow up all leads promptly, keeping accurate records of every contact and progressing each prospect through the sales pipeline
Negotiate and secure reservations, take reservation deposits, and manage the buyer journey through solicitors, mortgage milestones, exchange and completion
Chase sales progression proactively — liaising with solicitors, brokers, IFAs and the buyers themselves to keep every transaction on track
Work with our appointed estate agency partners where applicable, ensuring a joined-up approach on listings, applicants and viewings
Present the sales office and show home immaculately at all times, and ensure marketing material on site is current and correct
Handle every type of buyer professionally — first-time buyers, families, downsizers and investors — tailoring the approach to each
Report weekly on leads, viewings, reservations and pipeline to the Managing Director
Gather buyer feedback and market intelligence (pricing, competitor activity) and feed it back to the team
Support buyers through demonstration and handover of their new home, and deal with immediate post-completion queries with care

Person specification

Essential

Proven experience in property sales — new homes, estate agency or comparable residential sales roles
A track record of converting leads into sales and managing a pipeline through to completion
A polished, professional manner with the ability to build trust quickly with any type of buyer
Strong understanding of the residential sales process: reservations, conveyancing, mortgage milestones, exchange and completion
Self-sufficient and reliable — comfortable running a site sales operation largely independently
Excellent written and verbal communication and meticulous follow-up
Available to work Thursday to Monday every week, including weekends and bank holidays where required
Full UK driving licence and own transport (site-based role)

Desirable

New-build / housebuilder sales experience with a developer or through a new-homes agency
Experience selling in the Derbyshire / High Peak market or similar
Familiarity with CRM systems and digital lead management
Knowledge of energy-efficient construction and the ability to sell its benefits (EPC ratings, running costs)

The package

£32,000 basic salary
Uncapped commission on every sale — 83 homes to sell on a busy development with leads already flowing; genuine high-earning potential for a strong performer
Five-day week, Thursday to Monday, with Tuesday and Wednesday off
Site-based role with a professional sales office environment
