Full job description

We are looking for an organised, reliable, and people‑focused Executive Officer (Property Management) to join our team, operating across Luton and the local region.

You will support the smooth running of our residential portfolio, including private roads, communal areas, and managed estates. This is a varied, hands‑on role — no two days are the same — and you will be the main point of contact for residents, owners, contractors, and stakeholders. You will manage maintenance, compliance, accounts administration, and site inspections, while ensuring excellent service and strong relationships at all times.

✅ Key Requirements

⁠ ⁠Full, valid UK driving licence (essential)

⁠ ⁠Willingness to travel

⁠ ⁠Flexible approach to working hours – occasional early starts, late finishes, or weekend work as needed

⁠ ⁠Excellent people skills – confident communicating, negotiating, and resolving matters with residents, landlords, contractors, and authorities

⁠ ⁠Strong multi‑tasking ability – able to manage several projects, enquiries, and urgent tasks at once without losing focus or detail

⁠ ⁠Good administrative and IT skills (AI, MS Office, record‑keeping, reporting)

⁠ ⁠Experience in property management, block management, or facilities management is highly desirable, but a positive attitude and reliability matter most

✅ Main Responsibilities

⁠ ⁠Act as first point of contact for all property‑related enquiries, complaints, and maintenance requests

⁠ ⁠Arrange and oversee repairs, inspections, and contractor works; ensure health & safety and compliance standards are met

⁠ ⁠Manage service charge and maintenance contributions, including issuing demands, chasing payments, and handling enforcement where necessary

⁠ ⁠Maintain accurate records, registers, and files for all properties, easements, and deeds

⁠ ⁠Liaise with local councils, highways teams, utility providers, and legal representatives

⁠ ⁠Attend site visits, meetings, and estate walks; report on condition, risks, and required actions

⁠ ⁠Balance competing priorities effectively and deliver clear updates to the team and stakeholders
