Planned Maintenance Manager
Excel Exteriors Ltd is looking for an experienced Planned Maintenance Manager to join our growing team.
This is an excellent opportunity for a capable and organised manager with experience in planned maintenance, small works and multi trade construction works.
The role will be based around our existing framework contracts, where Excel Exteriors is predominantly delivering roofing works through our roofing team. Alongside these contracts, we are often asked to price, manage and complete a wide range of associated planned maintenance and small works packages.
These works may include concrete repairs, brickwork, shed doors, decorating, disabled ramps, lintel works, small groundworks and other general maintenance items.

The Role
As Planned Maintenance Manager, you will be responsible for managing planned maintenance and small works across our existing framework contracts, from initial enquiry through to completion.
The roofing works will generally already be managed by our roofing team. This role will work alongside our existing management team to support and manage the associated multi trade works that arise from those contracts.
The successful candidate will need to be comfortable attending sites, identifying what is required, preparing costs or estimates, arranging labour and subcontractors, coordinating materials, communicating with clients and ensuring works are completed safely and to a high standard.
This role requires someone who is organised, commercially aware, practical and confident communicating both in person and by email.
This is a varied role and no two days will be the same. One moment you may be at your laptop emailing clients, preparing costs and updating job records, and the next you may be on site helping to resolve a practical issue or supporting the team to keep works moving.
Key Responsibilities
Managing planned maintenance and small works across existing framework contracts
Working alongside the existing management team to coordinate and deliver associated small works packages
Attending sites to review works, assess requirements and plan delivery
Preparing costs, estimates and job information where required
Coordinating multi trade works including concrete repairs, brickwork, decorating, disabled ramps, lintel works, small groundworks and general maintenance tasks
Organising operatives, subcontractors, materials and plant
Liaising professionally with clients, residents, site teams and internal staff
Communicating clearly with clients in person, by phone and by email
Ensuring works are completed safely, efficiently and to a high standard
Monitoring quality, progress and productivity on site
Supporting variations, instructions and completion information
Ensuring paperwork, photos, reports and completion records are provided
Managing multiple jobs across different locations
Helping to develop and grow the planned maintenance and small works function
The Candidate
We are looking for someone who is practical, reliable and commercially aware, with good construction knowledge and strong organisational skills.
The ideal candidate will have experience in planned maintenance, small works, external refurbishment or general building works. You do not need to be a roofing specialist, as our roofing contracts are already managed by the roofing team. However, you must understand how to assess small works, prepare basic costs, organise labour and subcontractors and communicate clearly with clients.
The successful candidate must be adaptable, reliable and willing to muck in where required, while still maintaining a professional approach with clients, residents, site teams and internal management.
You should be able to work under pressure, solve problems quickly and keep multiple jobs moving at the same time, while working positively alongside our existing management team.
Essential Requirements
Previous experience in a maintenance management, small works management, contracts management or project management role
Good general construction knowledge
Experience pricing, costing or estimating small works
Strong IT skills, including email, Microsoft Office and job management systems
Confident communicating with clients in person, by phone and by email
Strong organisational and communication skills
Ability to manage labour, subcontractors and materials
Good understanding of health and safety requirements
Full UK driving licence
Professional approach when dealing with clients, residents and site teams
Beneficial Experience
Experience working on framework contracts
Experience working in social housing, local authority or occupied property environments
Experience managing multi trade planned maintenance works
Knowledge of external refurbishment works

Salary: £45,000 to £55,000 per year, depending on experience
