Location: Basingstoke/Hybrid
Salary: £35,000 PA
Hours: Weekdays 9am – 6pm, 1 in every 4 Saturdays 10am – 3pm
(Saturday working is covered by time off in lieu)
Experience: 3+ years’ experience in Lettings Property Management
Travel: Travel required for property inspections (own car essential, occasional overnight stays)

The Home Cloud provides residential lettings and property management across England and Wales. We’re a fast-growing, independent agency known for our hands-on, detail driven approach and strong landlord relationships.

We work closely with our sister company, Source Investments, supporting investors to source, scale, and optimise high performing property portfolios. Together, we deliver a full end-to-end service from acquisition through to long-term property management.

The Role

We’re looking for an experienced property manager to take ownership of our southern residential portfolio. This role is ideal for an established property manager who wants a step up in responsibility, variety, and autonomy.

You’ll be responsible for the day-to-day management of your portfolio, with a focus on reactive maintenance, property certificate compliance, landlord communication, and property inspections.

This is a hands on role involving some travel for property inspections, and occasional overnight stays.

Key Responsibilities

Manage reactive maintenance, responding promptly to issues raised by tenants via our property management system (FixFlo)
Oversee planned maintenance, coordinating works with contractors
Act as the main point of contact for tenancy-related queries, providing clear updates and effective resolutions
Build and maintain strong working relationships with landlords, delivering regular communication, reporting, and advice
Ensure all compliance documentation is kept up to date, including Gas Safety Certificates, EICRs, EPCs, and other statutory requirements
Carry out 6-monthly property inspections across your portfolio
Prepare inspection reports and follow up actions, ensuring issues are resolved within agreed timeframes
Process invoices, and handle contractor payments via our accounting system (PayProp)
Maintain accurate property records and ensure files and systems are kept up to date

What We’re Looking For

This role suits a Property Manager who is confident managing a portfolio independently and enjoys responsibility and variety.

You’ll be:

Experienced in lettings property management (3+ years)
Organised and proactive, with strong time management skills
Professional and reliable, trusted to represent the business independently
Detail-focused, particularly around compliance and documentation
A strong communicator, comfortable dealing with landlords, tenants, and contractors
Comfortable with lone travel for inspections
Calm under pressure and solutions-focused

A full UK driving licence and access to your own vehicle are essential.

Salary & Benefits

£35,000 per annum,
Annual pay reviews based on performance, with performance-based bonuses available after the first 12 months
All mileage and travel expenses covered in line with company policy
Hybrid working (3 days in the office, 2 days working from home)
Time off in lieu for Saturday working; Saturdays are also from home
Laptop, phone and tablet provided
27 days holiday (plus bank holidays), plus additional days available to accrue every 2 years of service
Office is closed over Christmas period and bank holiday weekends (no leave required)
