Overview

Steps Real Estate is expanding into the UK market and is seeking a dynamic, commercially driven Branch Manager to lead the launch and full operational success of our Shepherd’s Bush branch. This is a hands-on leadership opportunity for an experienced property professional to build and manage the branch structure across residential sales, lettings, and property management while driving profitability, market share, and long-term growth.

The successful candidate will oversee branch setup, business development, team leadership, operational systems, and compliance while establishing Steps Real Estate as a trusted and competitive presence within West London’s property market.

Responsibilities

Lead the full setup, launch, and management of the Shepherd’s Bush branch, including residential sales, lettings, and property management operations
Build and implement branch systems, including CRM, property management software, portals, workflows, reporting structures, and operational processes
Drive business growth by securing property listings from landlords, vendors, developers, investors, and strategic partners
Conduct property valuations, generate instructions, and build a strong portfolio across Shepherd’s Bush and surrounding West London areas
Develop and maintain strong relationships with landlords, tenants, buyers, sellers, developers, contractors, and local property professionals
Recruit, train, lead, and manage sales, lettings, and property management teams while setting KPIs, targets, and performance standards
Create and manage clear processes for listing acquisition, landlord onboarding, tenant progression, buyer enquiries, viewings, offers, tenancy renewals, and property management
Oversee branch profitability, pipeline performance, team productivity, and customer service standards
Manage property management operations, including maintenance coordination, contractor relationships, landlord matters, and tenant issue resolution
Ensure full compliance with UK property legislation, including AML, Right to Rent, EPC, Gas Safety, Electrical Safety Standards, tenancy deposit protection, landlord licensing, and local regulations
Build developer, off-plan, and new homes partnerships to support branch growth and investment opportunities
Monitor local market trends, competitor activity, pricing opportunities, and area developments to strengthen branch market share
Prepare regular reports for senior leadership on branch KPIs, financial performance, listings, deals, team progress, and business development
Represent Steps Real Estate professionally within the UK property market and local community

Experience

3+ years of experience in UK residential sales, lettings, or property management
Previous experience in a senior negotiator, assistant manager, or branch management role preferred
Proven ability to generate listings, win new business, and build client relationships
Good understanding of UK property legislation and compliance requirements
Strong leadership, sales, communication, and negotiation skills
Experience using CRM systems and property software
Full UK driving licence preferred.
