Hours: Shift pattern, Monday to Saturday, 40 hours per week

About the role
The Maintenance Operative plays a critical role in upholding the physical standards of Present Made and supporting the long-term success of the community.
You are responsible for maintaining the safety, functionality and appearance of the building and its communal spaces, working closely with the wider on-site team to deliver a well-maintained environment that residents are proud to call home. This is a hands-on, practically driven role for someone who takes pride in their work, responds calmly to the unexpected, and understands the direct impact that a well-kept homes and amenity spaces have on our resident’s experience and retention.
You will be a key contributor to the successful mobilisation and launch of the Eddington site, working closely with the Facilities Manager and on-site team to ensure the building is presented and maintained to the highest standard from day one.
You will balance reactive and planned maintenance responsibilities with a hospitality mindset. Every interaction with a resident, whether responding to a repair request or carrying out routine work in communal areas, should feel professional, considerate and aligned with the Present Made brand, ensuring residents feel heard, respected and confident that their home is being looked after.
This role suits someone who is organised, technically capable and takes ownership of their work, but who also genuinely cares about the people and community they serve.
Your key responsibilities
- Deliver first class customer service
- Contribute to the scheme’s PPM strategy by completing statutory compliance checks
- Contribute to the scheme’s reactive R&M strategy by responding to maintenance issues & completing repair work as required
- Use your knowledge & expertise to advise on complex maintenance issues, liaising with 3rd party contractors as required
- Assist with resident check-ins & check-outs
- Help to manage furniture rotation, assembly & tracking
- Help to maintain cleaning standards on site
- Keep H&S at the forefront of the scheme’s day to day operations, reporting all faults & ensuring issues are addressed in a timely manner
- Ensure Present Made standards & procedures are kept in line with best practice
- Work with the Facilities Manager to control stock of consumables
- Work alongside the Present Made team to ensure community amenity spaces are kept clean, well maintained, and are prepared for community events
- Work alongside the Present Made Eddington team to ensure resident retention targets are met consistently
- Keep sensitive information highly confidential at all times
- Work towards and deliver expected targets and agreed KPI’s to achieve expected occupancy and revenue through the stabilisation period and thereafter
- Take on project work and ad hoc duties as required by the General Manager, Operations Director, and HQ

The person we are looking for:
- Previous experience within residential property
- You must be highly focused, have excellent communication skills, be motivated and professional in appearance and presentation
- Be a multi-skilled tradesperson, ideally with experience in painting & decoration, plastering, minor joinery, plumbing and general maintenance
- Have Excellent written and spoken English
- You should be a self-starter with strong attention to detail and a passion for resident experience
- Be passionate about communities and hospitality
- Have a demonstrable knowledge of Health & Safety compliance, PPM, and an understanding of site risk management strategies
