Full job description

We're looking for a friendly, confident and organised Property Assistant to join our team at Coastal Estate Agents in Lytham St Annes.

We're an independent, family-run estate and letting agency, and we're looking for someone who can provide immediate support across our busy sales and lettings operation - with the potential for the role to develop longer term for the right person.

Initially, a key part of the role will be carrying out property viewings and providing customer-facing support, helping us maintain the high level of service our clients expect.

However, we don't see this as simply a viewing role.

You'll also have the opportunity to become involved in the wider day-to-day operation of the agency, making this an interesting and varied position for someone who enjoys property, working with people and taking responsibility.

What you'll be doing

Your role will include:

Carrying out accompanied sales and lettings viewings
Speaking with prospective buyers and tenants and answering property enquiries
Gathering and following up viewing feedback
Registering buyers and tenants and arranging appointments
Identifying potential valuation, sales and lettings opportunities
Liaising with vendors, landlords, buyers and tenants
Assisting with property marketing and preparing properties for launch
Updating our CRM and maintaining accurate property and applicant records
Managing property keys and access arrangements
Providing general sales, lettings and administrative support
Helping the wider team with the day-to-day running of the office

Who we're looking for

Previous estate agency experience would be advantageous, but isn't essential.

For us, finding the right person is more important.

You'll need to be:

Friendly, confident and approachable
Professional and comfortable dealing with customers
An excellent communicator, both face-to-face and over the telephone
Organised with good attention to detail
Reliable and able to manage appointments independently
Proactive and comfortable using your initiative
Familiar with Lytham St Annes and the surrounding area
Comfortable working as part of a small team
Willing to learn and take on greater responsibility

We're particularly interested in someone who doesn't simply wait for the next task, but enjoys getting involved, following things through and contributing to the wider success of the team.

Hours

The position will initially be approximately 16-24 hours per week, with some flexibility according to viewing appointments and business requirements.

Our office opening hours are:

Monday-Friday: 9am-5pm
Saturday: 10am-2pm

Driving

Due to the viewing element of the position, you'll need a full UK driving licence, access to your own vehicle and appropriate business-use insurance.

Mileage will be paid for qualifying business journeys.

The Longer-Term Opportunity

We need someone who can join us and provide support in the short term, so the position will initially be offered on a temporary basis.

However, we're also looking carefully at how our team develops for the future.

For the right person, there is genuine potential for the position to become permanent, increase in hours and develop into a broader role within our sales and lettings business.

We're therefore equally interested in hearing from someone looking for flexible part-time work and someone who sees this as an opportunity to start or further develop a career in property.

There are no guarantees about what the longer-term role will look like - but we're keen to find someone who could grow with us.
