This is a commercially focused project management role responsible for leading refurbishment, fit-out and construction projects from inception through to completion. The successful candidate will oversee multiple capital projects simultaneously, managing budgets, procurement, consultants, contractors and project risks whilst ensuring all works are delivered safely, on time, within budget and to the highest quality standards.
The role also provides strategic oversight of planned asset maintenance programmes to protect the long-term value, compliance and operational performance of the property portfolio.
Key Responsibilities
Project Management
· Lead and deliver multiple refurbishment, fit-out and construction projects across TheSqua.re’s residential portfolio from initial feasibility through design development, procurement, construction, commissioning and operational handover.
· Prepare detailed project briefs, feasibility studies, project scopes, specifications, programmes, tender documentation, cost plans and business cases for capital investment projects.
- Identify value engineering opportunities to improve accessibility feature such as step free access, wheelchair accessibility.
· Develop and maintain project programmes using recognised project management methodologies, ensuring key milestones, deliverables and critical paths are effectively managed.
· Establish project governance processes, monitor project performance and report progress, risks, programme and expenditure to senior leadership.
Commercial & Financial Management
· Prepare, manage and monitor capital project, ensuring projects remain commercially viable and aligned with business objectives.
· Produce capital expenditure forecasts, financial reports and cashflow projections throughout the project lifecycle.
· Monitor project expenditure, approve contractor valuations and variations, and oversee agreement of final accounts.
Procurement & Contract Administration
· Lead procurement activities including preparation of tender documentation, evaluation of bids, contractor selection and appointment.
· Administer construction contracts, including JCT Design and Build contracts where applicable, managing contract performance, variations, extensions of time and contractual obligations.
· Build and maintain strong relationships with contractors, suppliers and consultants to ensure competitive pricing, quality workmanship and timely project delivery.
Design & Technical Coordination
· Coordinate architects, structural engineers, M&E consultants, quantity surveyors, building control bodies and specialist consultants throughout all project phases.
· Review technical drawings, specifications and construction documentation to ensure buildability, compliance and value for money.
· Liaise with local authorities, planning consultants and statutory bodies where required to secure approvals and ensure regulatory compliance.
Construction Delivery
· Manage all aspects of construction delivery including contractor mobilisation, project scheduling, quality assurance, site inspections and final project handover.
· Coordinate subcontractors and suppliers to ensure works are completed safely, efficiently and to programme.
· Carry out regular site inspections, monitor progress, resolve technical issues, manage snagging and oversee practical completion to ensure apartments are operationally ready.
Compliance & Risk Management
· Ensure full compliance with the Construction (Design and Management) Regulations 2015 (CDM), Building Regulations, Fire Safety legislation, Health & Safety legislation and all other statutory requirements.
· Maintain comprehensive project documentation including RAMS, health and safety files, compliance certificates, O&M manuals, warranties and project records.
· Develop and maintain project risk registers, identifying programme, commercial, operational and compliance risks whilst implementing appropriate mitigation strategies.
· Ensure all contractors comply with company policies, statutory obligations and industry best practice.
Asset Management
· Provide strategic oversight of planned preventative maintenance (PPM) programmes to maximise asset performance, minimise lifecycle costs and ensure statutory compliance.
· Support long-term capital planning, lifecycle replacement programmes and property enhancement initiatives.
· Identify opportunities to improve operational efficiency, reduce maintenance expenditure and enhance the long-term value of the property portfolio through strategic investment.
Stakeholder Management
· Work collaboratively with Operations, Sales, Customer Experience and Property teams to ensure refurbishment projects are delivered with minimal disruption to residents and guests.
· Present regular project updates, financial reports and risk assessments to senior management.
· Develop effective relationships with internal stakeholders, external consultants, contractors and suppliers to achieve successful project outcomes.
Continuous Improvement
· Introduce best practice construction management processes, procurement strategies and project governance frameworks.
· Drive continuous improvement across refurbishment delivery, contract management, procurement and construction operations.
· Identify innovations, sustainable construction practices and operational efficiencies that improve project delivery and long-term asset performance.
Skills & Experience
· Minimum 5 years’ experience managing residential construction, refurbishment, fit-out or capital improvement projects.
· Degree in Construction Management, Building Surveying, Civil Engineering or a related discipline, or equivalent professional experience.
· Strong knowledge of residential construction, refurbishment, fit-out, procurement and contract administration.
· Demonstrable experience managing multiple concurrent construction projects.
· Experience administering JCT contracts; knowledge of NEC contracts would be advantageous.
· Excellent commercial awareness with experience managing project budgets, cost control and financial reporting.
· Experience preparing tender documentation, evaluating contractor submissions and managing procurement processes.
· Strong understanding of Building Regulations, CDM Regulations 2015, Fire Safety legislation and Health & Safety compliance.
· Experience coordinating architects, engineers, consultants and multidisciplinary project teams.
· Knowledge of project scheduling software such as Microsoft Project or equivalent.
· Excellent negotiation, communication and stakeholder management skills.
· Ability to identify project risks and implement effective mitigation strategies.
· Membership of or working towards professional accreditation such as CIOB, RICS, APM or PRINCE2 is desirable.
Pay: £35,000.00-£40,000.00 per year
