We're looking for an experienced Senior Lettings Valuer to become one of the driving forces behind the continued growth of Maxine Lester Lettings & Property Management.

This isn't simply a valuation role where appointments are handed to you.

Your place is in landlords' living rooms, building relationships, providing expert advice and winning new instructions. If you're not attending valuations, you'll be proactively working to generate opportunities through referrals, networking, previous clients, follow-up activity and working alongside our dedicated Business Development Manager to ensure your diary remains full.

Success in this role is measured by the relationships you build, the instructions you win and the contribution you make towards the continued growth of the business.

Working alongside the Lettings Team Director and our Business Development Manager, you'll play a key role in shaping the future of one of Cambridgeshire's leading independent lettings specialists.

You're an experienced property professional who loves being in front of people.

You naturally build rapport, ask the right questions and quickly earn trust.

You understand that every valuation is an opportunity to demonstrate expertise, solve problems and win long-term business.

You're commercially driven, resilient and motivated by achieving ambitious targets.

You enjoy working in a fast-paced environment where your performance directly influences your earnings and the success of the business.

Most importantly, you're looking for more than just another valuation role, you want to be part of an ambitious company investing heavily in growth.

The Role

Your priority is simple:

Spend as much time as possible in front of prospective landlords, winning instructions and growing our managed portfolio.

When you're not attending appointments, you'll be proactively generating opportunities through referrals, networking, previous clients, follow-up activity and collaborating closely with our Business Development Manager.

This is a performance-driven role with clear expectations around activity, conversion and results.

Key Responsibilities

Property Valuations

Attend qualified valuation appointments.
Conduct professional rental market appraisals.
Advise landlords on pricing, legislation and maximising rental returns.
Present our management services confidently and professionally.
Deliver tailored valuation proposals.
Secure new Fully Managed and Tenant Find instructions.
Negotiate confidently whilst maintaining an exceptional customer experience.
Follow up every opportunity to maximise instruction conversion.

Instruction Conversion

Convert valuations into new management instructions.
Demonstrate excellent objection handling skills.
Build confidence through expert advice rather than hard selling.
Consistently achieve or exceed valuation conversion targets.
Deliver an outstanding customer journey from first meeting through to instruction.

Business Generation

Whilst supported by a dedicated Business Development Manager, you'll also take ownership of generating opportunities through:

Building referral relationships.
Networking within the local community.
Previous landlord contacts.
Recommendations from existing clients.
Following up previous valuations.
Identifying opportunities within your own network.

Your diary should remain full, with a proactive approach to generating opportunities whenever capacity allows.

Relationship Management

Build trusted relationships with prospective landlords.
Become a recognised expert within your marketplace.
Maintain regular contact with prospective clients.
Generate repeat business and referrals.
Deliver exceptional customer service throughout every interaction.

Brand Ambassador

Represent Maxine Lester Lettings & Property Management professionally at all times.

Support:

Landlord seminars.
Educational webinars.
Networking events.
Marketing initiatives.
Community engagement.

Help strengthen our reputation as one of Cambridgeshire's leading independent lettings specialists.

Performance Expectations

This is a target-driven role.

Success will be measured through:

Valuations attended.
Time spent in front of prospective landlords.
Valuation-to-instruction conversion.
New managed properties won.
Referral generation.
CRM quality and follow-up.

Contribution towards overall business growth.

Experience & Skills

Essential

Previous residential lettings or estate agency experience.
Proven experience conducting property valuations.
Strong instruction-winning track record.
Excellent presentation and communication skills.
Commercial awareness.
Strong objection handling and negotiation skills.
Excellent relationship-building ability.
Highly organised.
Self-motivated.
Professional appearance.
CRM experience.
Full UK Driving Licence.

Desirable

ARLA qualified.
Local market knowledge.
Experience within an independent agency.
Existing network of local contacts.

The Rewards

The successful candidate will receive a basic salary of £34,000, together with an uncapped commission and bonus structure, offering realistic On-Target Earnings of £45,000+.

There is no ceiling on earnings. The more instructions you win and the greater your contribution to the continued growth of the business, the greater your earning potential.
