We are looking for a Property Manager or Senior Property Manager to join our Glasgow team, managing a varied portfolio of residential developments across the Central Belt.

Whether you are an established Property Manager looking to progress your career, or a more experienced candidate seeking a Senior Property Manager role, this is an excellent opportunity for candidates who enjoy working with homeowners, resident groups, contractors and colleagues to deliver a high standard of property management service.

What makes this opportunity different is the level of support available. Unlike many property management roles, you won't be expected to manage every aspect of the portfolio alone. We have key support functions centralised within dedicated teams, including business support, sales, finance, insurance and compliance. Working alongside these specialist teams allows you to focus on client relationships, service delivery, property inspections and problem-solving, rather than administrative tasks.

If you have experience within the property industry, a good understanding of factoring and a commitment to delivering outstanding customer service, you'll find a supportive environment, ongoing professional development and the opportunity to build a long-term career with Speirs Gumley / James Gibb.

Key personal attributes

Highly organised individual with excellent written and verbal communication skills
Someone who enjoys building positive working relationships with the management team, colleagues and clients
Ability to manage a diverse portfolio of developments across the Central Belt, managing grounds and flatted blocks
Strong organisational and time-management skills, together with the ability to manage a busy diary, prioritise workloads and respond effectively to clients
Comfortable working independently as well as collaboratively within a supportive team

Key responsibilities

Communicate regularly with clients
Inspect property portfolio regularly and attend site meetings with homeowners
Complete inspection paperwork to a good standard and upload to database
Follow up essential maintenance requests reported by clients, or noted from site
Review and approve expenditure within the property management system to ensure accurate client charging.
Work closely with contractors and suppliers to ensure a consistently high standard of service
Raise queries with suppliers’ service and conclude disputes timeously
Attend site meetings to discuss property matters with individual owners and resident groups
