Repairs Team Leader

Lead a vital repairs service that keeps homes safe, well maintained and resident focused.

Job Title: Repairs Team Leader

Location: Rooksbridge, Somerset

Hours: Full time 35 hours per week plus benefits

Salary: £41,778 per annum plus Essential Car Users Allowance

Contract: Permanent

WTHP is looking for a confident and proactive Repairs Team Leader to help deliver high-quality property services across our homes. This is a hands-on leadership role where you will support a team of Property Inspectors, work closely with contractors and colleagues, and make sure residents receive a responsive, transparent and professional repairs service.

About the role

You will provide day-to-day supervision, technical guidance and performance oversight for responsive repairs, maintenance, voids, mutual exchanges, damp and mould, disrepair and wider health and safety related property matters. Working with the Assets and Repairs Manager and the Head of Assets and Repairs, you will play a key role in ensuring our homes are safe, compliant and maintained to a high standard.

What you’ll be doing

· Lead, support and coach the Property Inspector team, including regular one-to-one meetings focused on wellbeing, performance and improvement.

· Provide technical advice on repairs, maintenance, building safety and property management matters.

· Oversee responsive repairs, pre and post inspections, contractor performance and value-for-money checks.

· Monitor outstanding repairs, disrepair claims, damp and mould cases, complaints and complex property issues.

· Work with contractors and internal teams to ensure works are completed on time, to the right quality and within budget.

· Support void management, mutual exchange inspections and handovers, helping to minimise relet times while maintaining standards.

· Contribute to planned and cyclical works programmes, including post inspections and reporting on contract performance.

· Help ensure compliance with relevant housing, health and safety and regulatory requirements, including Awaab’s Law and HHSRS-related matters.

About you

· You have experience of property repairs, maintenance or housing asset services, ideally within social housing or a similar customer-focused environment.

· You can lead, motivate and support a team while maintaining clear standards and accountability.

· You understand the importance of safe homes, regulatory compliance and resident-centred service delivery.

· You are confident working with contractors, reviewing performance information and challenging poor service when needed.

· You communicate clearly with residents, colleagues and partners, including when managing complex or sensitive cases.

· You are organised, solutions-focused and comfortable balancing operational priorities, budgets and deadlines.
