Full job description

We are seeking an experienced and results-driven Lettings Manager to lead the lease up and re-let of the single family housing portfolios. This role will be focused on reducing voids and driving rents for clients whilst ensuring an excellent customer experience throughout. It will line manage a number of Lettings Co-Ordinators ensuring that leasing performance, compliance requirements, and operational processes and standards are consistently met and exceeded. The ideal candidate will have extensive experience in Lettings, with a proven track record of driving performance, ensuring regulatory compliance, and implementing operational improvements.

2. Role Responsibility & accountabilities

· Responsibility for driving forward a busy lettings team in Leeds city center dealing with lease up of new schemes as well as the re-let of existing managed portfolios

· Ensuring all in-house or 3rd party advertising platforms are managed effectively, and property ads meet company, client and legislative requirements

· Ensuring all client requirements in relation to Lettings activity are met and managed by the team

· Negotiating non-standard terms of new lets and overseeing the negotiation by the team of standard and pre-agreed terms of new lets

· Working with the Senior Lettings Manager and Asset Management Team to ensure rents are maximized and voids are reduced.

· Oversee team activity to ensure that tenancy progression from referencing to document sending / signing and move in correspondence are carried out effectively

· Ensuring tenancy documents are accurate, correct and issued in the correct way.

· Identifying trends within the rental market and adapting accordingly

· To work closely with, and provide support or cover for other Lettings Managers and the Renewals Manager where required

· Liaison with Property Management to ensure smooth move in experience

· Producing regular business reports and attending client meetings

· Keep abreast of legislative updates and work with the Operations team to ensure processes are updated accordingly.

· Ensure team compliance with legislation including but not limited to, deposit protection, R2R, relevant move in documentation

To undertake regular audits and quality checks as guided by the Operations Manager and feedback findings.
Conducting ad-hoc short projects to support the Property, Operations and Build to Rent teams.
Work in line with company policies, procedures and timescales
Based out of the Leeds office but visits to other offices and sites may be required on an ad-hoc basis

3. Qualifications & Skills

Experience

· At least 2-3 years of experience in lettings.

· ARLA Level 3 or other relevant industry qualification.

· Strong understanding of leasing processes, property management, and relevant legislation.

· Excellent interpersonal and communication skills, with the ability to effectively engage with diverse teams and senior management.

· Strong analytical skills with the ability to use data to make informed decisions and drive performance improvements.

· Proficient in identifying operational inefficiencies and implementing effective solutions.

· In-depth knowledge of relevant Landlord and Tenant legislation, and all other associated laws relating to Housing and Property and industry best practices.

· Ability to stay current with evolving legal and regulatory requirements in the property management sector.

Pay: £32,000.00-£35,000.00 per year
