This landmark scheme will deliver a modern, digitally enabled healthcare facility (circa 82,000m² of new build plus refurbishment), transforming healthcare delivery for future generations. We are seeking an experienced Commercial Manager to provide senior commercial leadership and governance across this major programme.
The Role
As Commercial Manager, you will play a pivotal role in ensuring commercial strategy, controls, and performance are fully aligned to project and business objectives.
You will provide clear leadership, commercial challenge, and oversight to ensure successful, profitable delivery while protecting GRAHAM’s position across all aspects of the project.
Key Responsibilities
Commercial Leadership
- Provide senior commercial leadership across the Airedale programme
- Support and guide Project Commercial Managers and Quantity Surveying teams
- Contribute to strategic and operational decision making as part of the leadership team
Performance & Governance
- Maintain oversight of margin, cost control, and cashflow performance
- Ensure robust commercial governance and consistent application of controls
- Review and challenge project forecasts, risks, and commercial positions
Risk & Contract Management
- Lead the identification and mitigation of commercial and contractual risks
- Oversee change control, variations, and compensation events
- Support contract negotiations, dispute avoidance, and resolution strategies
- Work closely with Legal and senior stakeholders on complex commercial matters
Project & Delivery Support
- Provide commercial leadership across the project lifecycle
- Support pre-construction, mobilisation, and delivery phases
- Ensure strong commercial handover and continuity across teams
Reporting & Insight
- Ensure accurate and timely commercial reporting and forecasting
- Provide insight and recommendations to senior leadership
- Support audits and governance reviews with high-quality data
Leadership & Team Development
- Lead, mentor, and develop commercial teams
- Build capability and succession within the function
- Drive a culture of accountability, collaboration, and continuous improvement
Stakeholder Engagement
- Act as a senior commercial interface with clients, partners, and supply chain
- Support resolution of complex commercial or contractual issues
- Work closely with operational, procurement, and finance teams to align delivery
About You
- Extensive experience in senior commercial management within construction or infrastructure
- Proven track record managing large, complex projects or programmes
- Strong knowledge of construction contracts, procurement, and risk management
- Experienced in leading and developing high-performing commercial teams
- Commercially astute, with strong judgement and decision-making capability
- Confident operating at senior leadership level, influencing key stakeholders
- Chartered status (e.g. MRICS) or equivalent desirable
- Experience within public sector or healthcare projects advantageous
