We're not looking for someone to manage our marketing. We're looking for someone to own it.

We're looking for someone who'll take complete ownership of our marketing and content.

Someone who doesn't wait to be told what to post.

Someone who walks into the office with ideas, plans campaigns weeks in advance and gets the whole team excited about bringing them to life.

Someone whose enthusiasm is contagious. Someone who naturally brings people with them, builds relationships with ease and makes others want to get involved.

If you're creative, commercially minded and love telling stories through video, social media and great marketing, this could be the role you've been looking for.

The Role

As our Marketing & Content Manager, you'll be responsible for planning, creating and delivering our entire marketing strategy.

You'll own our social media channels, shape our brand, develop campaigns, create engaging content and ensure Thomas Samuel is consistently front of mind across Ormskirk, Aughton, Burscough and the surrounding areas.

This is a role for someone who enjoys taking ownership.

We don't want someone who asks:

"What would you like me to post today?"

We want someone who says:

"I've planned the next four weeks of content, organised collaborations with local businesses, briefed the photographer for this week's property launches and have three new campaign ideas I'd like to discuss."

What You'll Be Responsible For

Brand & Content Strategy

Taking complete ownership of Thomas Samuel's marketing and social media strategy.
Planning monthly content calendars across Instagram, Facebook, TikTok, and YouTube.
Developing creative campaigns that increase brand awareness and generate valuation enquiries.
Monitoring performance, analysing results and continually improving our marketing.

Content Creation

Filming engaging lifestyle and community-focused content around Ormskirk and the surrounding areas.
Creating behind-the-scenes content that showcases our people and culture.
Editing short-form videos for Instagram Reels, TikTok, Facebook and YouTube Shorts.
Writing compelling captions and scheduling content.
Spotting trends and adapting them to suit our brand.

Creative Direction

We already work with a professional property photographer and videographer.

Rather than replacing them, you'll become the creative lead behind our property marketing.

You'll brief and direct the style of our property reels, suggest creative concepts and ensure every property launch reflects the premium Thomas Samuel brand.

You'll also work closely with our existing junior team member, helping to plan and direct additional content capture where required. Whether you're filming yourself or briefing others to bring your ideas to life, you'll ensure every opportunity to create engaging content is maximised.

Community Marketing

We're passionate about supporting local businesses and showcasing the places that make our area special.

You'll build relationships with local cafés, restaurants, independent retailers, schools, charities and community organisations to create engaging content that people genuinely enjoy watching, not because they're moving house, but because they love where they live.

Creatively, you have an eye for what works. Commercially, you understand that great marketing isn't just about likes and views, it's about building a brand, earning trust and ultimately generating new business.

You'll also have:

Experience creating engaging social media content.
Confidence filming and editing short-form video.
Excellent copywriting skills.
A strong eye for branding, aesthetics and storytelling.
The ability to plan campaigns weeks in advance.
Excellent organisational skills.
Confidence managing multiple projects simultaneously.
A commercial mindset and an understanding that marketing should ultimately help grow the business.
