The Role
Fish2let/Fish2sell is looking for an experienced Property Manager to join our team on a 9-12 month temporary to potential permanent role.
This is a hands-on property management role for someone who has solid experience managing residential properties and is confident taking responsibility for a portfolio of properties from tenancy commencement through to the end of the tenancy.
The successful candidate will be responsible for ensuring properties are well maintained, compliant and professionally managed, while providing an excellent service to both landlords and tenants.
We are looking for someone who is proactive, organised and confident dealing with maintenance issues, contractors, inspections and the day-to-day challenges that come with managing rental properties.
Key ResponsibilitiesProperty Management
- Take full responsibility for the day-to-day management of an allocated portfolio of residential properties.
- Carry out regular property inspections and provide landlords with detailed feedback and recommendations.
- Identify maintenance, repair and property condition issues during inspections and ensure these are followed up promptly.
- Manage repairs and maintenance from initial report through to completion.
- Liaise with landlords regarding required works, obtaining approval where necessary.
- Instruct and manage contractors and tradespeople.
- Obtain quotations for works where required and ensure works are completed to an appropriate standard.
- Monitor contractors and chase outstanding works to ensure repairs are completed within reasonable timescales.
- Deal with emergency maintenance issues and arrange appropriate action.
- Attend properties when required to assess maintenance issues or oversee works.
- Monitor the general condition of properties throughout the tenancy.
- Advise landlords on property improvements, maintenance requirements and works that may be required to protect their investment.
- Ensure properties are returned to the required standard at the end of a tenancy.
- Manage check-out issues and coordinate any necessary remedial works.
- Liaise with contractors, landlords and tenants to resolve property-related issues efficiently.
Inspections
- Arrange and carry out routine property inspections.
- Produce clear and accurate inspection reports.
- Identify areas of concern and bring these to the landlord's attention.
- Follow up on issues identified during inspections.
- Monitor tenant responsibilities in relation to the upkeep of the property.
- Arrange further inspections where required.
- Ensure inspection records are accurate and maintained within the property management system.
Repairs & Maintenance
- Act as the main point of contact for property maintenance issues.
- Respond promptly to repair requests and assess the appropriate course of action.
- Determine whether issues are the responsibility of the landlord or tenant.
- Arrange appropriate contractors and tradespeople.
- Obtain landlord approval for works where required.
- Monitor repair progress and keep all parties updated.
- Ensure completed works are satisfactory and appropriately recorded.
- Manage ongoing or complex maintenance issues through to resolution.
- Build and maintain good working relationships with reliable contractors.
Landlord Management
- Maintain strong and professional relationships with landlords.
- Provide regular updates regarding property condition, maintenance and tenancy matters.
- Advise landlords on repairs, improvements and preventative maintenance.
- Communicate clearly regarding costs, quotations and recommended works.
- Ensure landlords are kept informed of significant issues affecting their property.
- Provide a proactive property management service rather than simply reacting to problems when they arise.
Tenant Management
- Deal professionally with tenant enquiries relating to property management.
- Respond to maintenance requests promptly and appropriately.
- Communicate clearly with tenants regarding repairs, inspections and access arrangements.
- Manage difficult or sensitive situations professionally.
- Address tenant responsibilities relating to property condition and maintenance.
- Ensure tenants understand their responsibilities under the tenancy agreement.
- Deal with property-related complaints and work towards practical resolutions.
Compliance & Property Safety
- Ensure managed properties remain compliant with current legislation and company procedures.
- Monitor and arrange required safety certificates and inspections.
- Ensure gas safety, electrical safety, EPC and other relevant compliance requirements are kept up to date.
- Monitor smoke and carbon monoxide alarm requirements.
- Ensure remedial works identified through compliance inspections are followed up and completed.
- Maintain accurate records of all compliance documentation.
- Keep up to date with changes to property management legislation and industry requirements.
What We Are Looking For
The ideal candidate will have proven experience in residential property management and be comfortable taking ownership of a property portfolio.
You will be:

- Confident communicating with landlords and tenants.

- Highly organised and able to manage multiple properties and competing priorities.

- Able to work independently and take ownership of tasks.
- Professional, approachable and customer-focused.
- Detail-oriented, particularly when dealing with compliance and property records.
- Confident using IT systems and property management software.
Desirable
- ARLA Propertymark or equivalent qualification.
- Experience managing a substantial residential property portfolio.
- Strong knowledge of current lettings and property management legislation.
- Experience dealing with contractors and maintenance companies.
- Experience handling end-of-tenancy matters and deposit disputes.
- Full UK driving licence, as the role will involve attending properties.
The Person
This role would suit an experienced Property Manager who enjoys the practical side of property management and takes pride in keeping properties well maintained and landlords and tenants properly looked after.
We need someone who doesn't wait for problems to become complaints. You will be expected to identify issues, take ownership, follow them through and find solutions.
The successful candidate will become an important part of the property management team and will be trusted to manage their portfolio with a high level of autonomy, professionalism and accountability.
