Property Manager

Location: Wolverhampton
Salary: £25,500 per annum
Hours:

Monday to Friday, 9:00am – 5:30pm (1-hour unpaid lunch break)

We are looking for an organised, motivated and proactive Property Manager to join our growing team. This is an excellent opportunity for someone looking to develop their career within a respected and fast-paced estate agency.

The Role

As a Property Manager, you will be responsible for managing your own portfolio of residential properties, ensuring landlords and tenants receive exceptional service while maintaining compliance and high property standards.

Key Responsibilities

Manage your own portfolio of residential properties from start to finish.
Liaise with landlords, tenants and contractors on a daily basis.
Coordinate and oversee property maintenance and repairs.
Obtain quotations, instruct contractors and monitor works through to completion.
Ensure Gas Safety Certificates are kept up to date.
Monitor and arrange Electrical Installation Condition Reports (EICRs) to ensure compliance.
Schedule and manage routine property inspections.
Audit completed inspections and ensure follow-up actions are carried out.
Respond to maintenance enquiries promptly and professionally.
Maintain accurate property records and compliance documentation.
Support the wider office team with day-to-day property management duties.
Deliver a high level of customer service while resolving issues efficiently.
Ensure all managed properties remain compliant with current legislation.

The Ideal Candidate

Previous experience in property management or estate agency is preferred.
Excellent organisational and time management skills.
Strong communication skills, both written and verbal.
Ability to manage multiple priorities in a busy office environment.
Confident using computer systems and Microsoft Office.
Able to work independently and as part of a team.
A professional and positive attitude with excellent attention to detail.
