Overview

The Blacksmiths Arms in Kingsley Holt, near Cheadle, is a fantastic wet-led locals’ pub with a strong community feel and a steady rhythm of trade throughout the week. Positioned on a main road just outside Cheadle, the pub benefits from local custom, passing trade and seasonal visitors, making it a brilliant opportunity for a hands-on pub operator who knows how to bring people together.

This is a simple, well-loved one-room pub operation with one bar, a pool table, darts board and a large grassed beer garden to the rear. The beer garden is a real standout, offering excellent potential for summer trading, outdoor drinks, community gatherings and larger events, while the pub’s existing pool and darts teams already give it a strong reason for guests to visit regularly.

Currently taking around £5,400 per week with a 100% wet sales mix, the Blacksmiths Arms has a solid foundation as a traditional community pub. There is clear scope to grow sales through stronger rhythm-of-the-week activity, additional pub teams, local events, beer garden occasions and targeted marketing to customers in Kingsley Holt, Cheadle and the surrounding Staffordshire Moorlands area.

We’re looking for an experienced pub operator with strong local knowledge, great hosting skills and the drive to make the Blacksmiths Arms the go-to pub for regulars, teams and social occasions. If you can build on its loyal customer base, make the most of the outdoor space and create a warm, welcoming local pub with Marston’s support behind you, this is an exciting opportunity to grow a successful wet-led pub business.

20% share of weekly wet sales, excluding VAT.
Keep 100% of the food sales.
Low ingoing costs, starting with just a £5,000 deposit and £360 legal cost. (*deposits can vary dependant on business – ask us for more details*)
Accommodation included with most bills covered, except the council tax & TV License.
