Job – Property Manager

Overview:

This role will be a full-time office position which will require flexibility to drive around the East London area. Please note this position will not be remote and candidates that live or can travel near IG1 will be preferred.

We are a family-owned company with a vast property portfolio of around 100 units that covers East London (Ilford, Hornchurch, Gidea Park, Eastham, Forest gate). We are after a candidate with experience in the property sector with strong communication skills and is a quick learner.

The Role: You will work closely with the directors to oversee the management of the property portfolio, ensuring the smooth operation of the properties on a day-to-day basis, taking queries and requests from tenants and you will have the ability to present relevant information clearly.

Key Responsibilities:

Tenant management:

· Handle move ins/check outs

· Manage rent/rent arrears

· Assist with tenant’s inquiries and issues.

· Undergo yearly rent reviews and tenancy contracts

Property:

· Ensure all properties have the correct licencing

· Manage all safety certificates for all units

· Make sure the properties are up to Health and Safety standards

· Organises repairs that are needed in properties

· Carry out regular property inspections to ensure property is being kept at a reasonable standard.

· Ensure utility bills are paid, and any utility issues are resolved.

Maintenance:

· Appoint appropriate contractors

· Keep clear communication between tenants and contractors.

· Send detailed information to contractors to ensure work is completed efficiently.

· Oversee all completed work to ensure it’s up to standard.

· Keep a log of repairs/maintenance.

Report:

· Prepare property performance reports.

· Analyse current property rates.

· Present any new findings to directors.

Skills and Qualification:

· Previous residential & commercial property management experience

· Strong communication skills

· Quick thinker and fast learner

· High level of spoken and written English

· Strong Microsoft skills

· Great attention to detail.

Job Type: Full-time (9am – 5pm Mon-Fri & 9am-1pm Sat)

Pay: £37.5-40k

Education:

· GCSE or equivalent

Licence/Certification:

· Driving Licence (Required)

Experience:

· Property management: 3 years minimum

Job Types: Full-time, Permanent

Pay: £37,500.00-£40,000.00 per year

Work Location: In person
