Our company ensures that all items are either responsibly disposed of, recycled, or repurposed, adhering to environmental regulations and sustainability practices.

Our teams are experienced in working within tight schedules, to minimise disruption to ongoing operations, offering reliable, timely, and cost effective solutions for owners and managers.

Job Title: Site Manager (Demolition & Strip-Out)

Department: Operations Reports To: Operations Manager / Director Location: Site Based (multiple locations) Job Type: Full Time / Permanent

Job Overview

We are seeking an experienced and proactive Site Manager with significant demolition and strip-out experience to lead our on-site teams. You will take full responsibility for the day-to-day running of clearance, strip-out, and demolition projects — from site set-up through to handover — ensuring work is delivered safely, on programme, and to the required standard.

This is a hands-on leadership role suited to someone who has come up through demolition or strip-out work and knows a site inside out: sequencing, plant, waste streams, and how to keep a labour force safe and productive under tight deadlines.

Responsibilities

Site & Team Management

Take overall responsibility for site safety, welfare, and daily operations.
Plan and sequence demolition and strip-out works to meet project programmes.
Supervise, motivate, and manage labourers, operatives, and subcontractors on site.
Allocate tasks, resources, plant, and equipment efficiently across the site.
Conduct daily briefings, toolbox talks, and site inductions.

Health & Safety

Ensure full compliance with CDM Regulations, RAMS, and site-specific safety procedures.
Carry out and review risk assessments and method statements for demolition activities.
Conduct regular site inspections and audits, addressing hazards promptly.
Maintain accurate site records including inductions, permits, and incident reports.
Champion a strong safety culture, ensuring correct PPE and safe systems of work at all times.

Demolition & Strip-Out Delivery

Oversee soft strip-out, structural demolition, and removal of FF&E in line with project scope.
Manage segregation, recycling, and responsible disposal of waste materials in line with environmental regulations.
Coordinate plant, tools, and machinery, ensuring safe and effective use on site.
Liaise with clients, principal contractors, and building owners to minimise disruption to ongoing operations.
Identify and resolve site issues quickly to keep projects on track.

Administration & Reporting

Maintain accurate site diaries, progress reports, and photographic records.
Monitor labour, plant, and material usage against project budgets.
Ensure all site documentation, certificates, and permits are current and available on request.
Report progress, risks, and delays to the Operations Manager/Director.
Support recruitment and onboarding of site labour, including verification of cards and Right to Work.

Knowledge & Experience

Essential

Significant, demonstrable experience managing demolition and/or strip-out sites.
Strong working knowledge of CDM Regulations and current health & safety legislation.
Proven ability to manage labour, subcontractors, and site logistics.
Experience producing and implementing RAMS.
Valid SMSTS (Site Management Safety Training Scheme) certificate.
Valid CSCS Manager/Supervisor card (or equivalent).
Full UK driving licence.

Desirable

NEBOSH General Certificate or equivalent.
Experience within property clearance, refurbishment, or FF&E removal projects.
First Aid at Work certificate.
Experience managing waste transfer, recycling, and duty of care documentation.

Skills & Competencies

Strong leadership and people management skills.
Excellent communication skills, both on site and with clients.
Highly organised with strong planning and problem-solving ability.
Calm and decisive under pressure and to tight deadlines.
Thorough understanding of site safety and risk management.
Confident using site management software and basic IT/reporting tools.
