Property Inspector

Support the delivery of safe, well-maintained homes through effective inspections, contractor liaison and resident-focused property services.

Job Title: Property Inspector

Location: Rooksbridge, Somerset

Hours: Full time 35 hours per week plus benefits

Salary: £38,625 per annum plus Essential Car Users Allowance

Contract: Permanent

WTHP is looking for a practical and pro-active Property Inspector to support the delivery of high-quality repairs, maintenance, void refurbishment, cyclical works and landlord compliance activity across our homes. This is a varied, resident-focused role where you will carry out inspections, liaise with contractors and colleagues, and help ensure works are completed safely, on time, to a good standard and with value for money in mind.

About the role

You will support the responsive repairs service by carrying out pre and post inspections, specifying works using relevant pricing codes, monitoring contractor delivery and keeping residents informed where works are complex. You will also contribute to void and mutual exchange management, landlord compliance, damp and mould case management, planned and cyclical work inspections, and the accurate updating of housing and digital filing systems.

What you’ll be doing

· Carry out pre and post inspections of responsive repairs and specify works required using appropriate Schedule of Rates pricing codes.

· Liaise with contractors to support the timely, high-quality delivery of responsive repairs and challenge poor performance where needed.

· Keep residents informed where works are complex, helping to manage expectations and provide transparent communication.

· Provide information on contractor performance and review invoice requests to support value for money and quality assurance.

· Support void management by agreeing works, attending end-of-tenancy visits and handovers, and helping to minimise relet times while maintaining standards.

· Complete mutual exchange inspections, identify required works and provide clear information on tenant responsibilities.

· Support landlord compliance activity, including gas, electrical, lift, water hygiene and asbestos certification checks and follow-up actions.

· Monitor damp and mould reports in line with policy, supporting root cause analysis and keeping residents updated on agreed actions.

· Complete inspections of planned and cyclical programmes, including works such as gas and electrical upgrades, roofing, windows, doors and external redecorations.

About you

· You have experience of property repairs, maintenance, inspections or housing asset services, ideally within social housing or a similar customer-focused environment.

· You understand the importance of safe homes, statutory landlord compliance, health and safety and resident-centred service delivery.

· You are confident inspecting works, recording findings accurately and using systems to keep property and repair records up to date.

· You can work effectively with contractors, review work quality and help ensure services represent value for money.

· You communicate clearly with residents, colleagues and partners, including when managing complex repairs or sensitive property issues.

· You are organised, practical and solutions-focused, with the ability to manage competing priorities and follow agreed procedures.
