Job Title: Maintenance Operative

Location: West Midlands

Salary: £12.71 per hour (DoE) + Excellent Benefits

Contract: Permanent

Hours: Part-time

Our Care homes are based in the West Midlands. These cosy nursing homes offer a warm and friendly atmosphere for both the residents and the staff. The dedicated team of staff provide high quality nursing care to the elderly and residents with dementia. The homes are all ideally located in the West Midlands close to public transport links.

Job Description:

You will play a crucial role in ensuring the safety, comfort, and overall well-being of our residents. Your primary role will be to maintain the physical environment of the care home ensuring it maintains a homely environment, has fully functioning facilities and complies with health & safety regulations and legislation.

Maintenance Responsibilities.

General day to day maintenance of the nursing home and basic repairs including household electrical, plumbing joinery, decorating and building tasks both inside and outside the home including garden and grounds maintenance
Responsible for specific Health and Safety duties with regard to safeguard systems including: weekly checks on water temperature, weekly checks on fire alarms and monthly checks on emergency lighting systems and fire exits/firefighting equipment.
Being accountable for safety and cleanliness within the care home and grounds is to the satisfaction of Environmental Health, local Fire Authority requirements and Health & Safety regulations etc
Advising on the supply and quality of items used to carry out tasks, ensuring the timely and appropriate ordering of replacement goods.
Ensuring supplies and equipment are stored in a safe and tidy manner.
Providing out of hours emergency service, participating in the on call rota.
Conducting routine inspections of premises and equipment.
Performing preventative maintenance.
Handling basic repairs and maintenance.
Overseeing contractors when professional repairs are necessary.
Diagnosing mechanical issues and correcting them.
Repairing machines, equipment, or structures as necessary.
Audit water, fire, wheelchairs, bedrails and mattresses.
Develop and maintain positive relationships with all residents, family, visitors and colleagues
Carry out a variety of planned and reactive maintenance/repair tasks.
Undertake general facilities support tasks as required.
Carry out regular painting and decorating tasks to keep the home at an exceptional level.
Diagnose issues and create an achievable, agreeable solution.
Identify hazards and undertake point of work risk assessments as required.

Maintenance Requirements.

You will have previous experience in a maintenance role and can demonstrate a range of hands-on, general maintenance skills, e.g., electrical, plumbing, carpentry, painting & decorating, as well as a good understanding of health & safety regulations.
Experience of working in a care home environment would be an advantage.
Proven maintenance experience.
Related degree/Diploma from a technical college.
Skilled in the use of hand and power tools.
Ability to take apart machines, equipment, or devices to remove and replace defective parts.
Ability to check blueprints, repair manuals, or parts catalogues as necessary.
Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.
Experience with precision measuring instruments or electronic testing devices.
Experience performing routine maintenance.
Strong organizational and follow up skills.
Eye for detail.
Professional presentation and attitude.
Ability to maintain focus while working individually.
Strong time management skills and a proactive attitude.
Driving license
Own vehicle and tools required
