Full job description

Job Summary

We are seeking an energetic and detail-oriented Residential Property Manager to oversee the daily operations of our residential properties. In this vital role, you will ensure the smooth management of property leasing, maintenance coordination, and tenant relations. Your proactive approach will help foster a welcoming environment for residents while maintaining the property's value and compliance standards. This position offers an exciting opportunity to lead with enthusiasm, drive occupancy rates, and deliver exceptional service to our residents.

Principal Duties and Responsibilties

Manage and maintain a portfolio of residential properties, ensuring high standards of property management and client service.
Ensure all required safety checks are completed, obtain competitive estimates and instruct contractors to carry out necessary works.
Conduct regular inspections of managed properties, including HHSRS checks, and prepare and issue detailed inspection reports to clients.
Maintain accurate and up-to-date tenancy and property records on the CRM and maintenance portal
Manage end-of-tenancy deposit negotiations, including preparing and submitting disputes to TDS where required
Maintain accurate records of keys held, issued and returned.

Skills and competencies

Essential:

Good organisational and time management skills, ability to prioritise tasks.
Demonstrate efficiency and attention to detail.
Excellent written and spoken English.
A minimum of 6 months experience in Residential Property Management
Proficient in Word, Outlook and Excel at intermediate level

Ideal:

Be ARLA qualified or willing to study towards Level 3 Technical Award

Benefits

You’ll be offered a salary ranging from £32,000 to £38,000 depending on experience along with a benefits package: -

Training Loan: A loan up to £1,500 per year for the work-related training, professional membership and exam costs;
Holidays: 25 days + Bank holidays;
