Job Purpose
FI Facilities Management are seeking a proactive and motivated Facilities Manager to join the team on a full time, permanent basis. The right candidate will lead and take full ownership of Facilities Management services at North Point Shopping Centre, ensuring safe, compliant, and high-performing operations across maintenance, cleaning, security, waste, and contractor management.
The role is responsible for maintaining high property standards through a proactive, commercially focused, and safety-led approach, ensuring the building operates efficiently while supporting tenants, visitors, and the wider business.
The role requires someone flexible with the hours of work and flexibility with working on weekends as and when required (1-2 weekend days per month).

Business and Financial Management
- Participate in annual reviews of systems, contracts, and operational structures to ensure best value for the service charge.
- Manage budgets within agreed parameters, driving efficiencies while maintaining service standards.
- Implement improved working practices and initiatives to enhance operational performance.
- Maintain strong commercial awareness across all service areas including M&E, cleaning, security, waste, and compliance.
- Manage supplier contracts in line with company procedures, ensuring performance and value are consistently delivered.
Maintenance Management
- Manage specialist M&E contracts, ensuring all works are carried out in accordance with specifications and standards.
- Monitor and continuously review the performance of building systems and contractor delivery.
- Oversee the planned preventative maintenance (PPM) programme, ensuring compliance and proactively addressing any risks or backlog.
- Support the development and delivery of longer-term maintenance planning, including lifecycle and fabric improvements.
- Procure and manage landlord works, ensuring quality, compliance, and value for money.
- Take ownership of the shop-fitting process from landlord approval through to unit trading, ensuring safe and compliant delivery.
Soft Services Management
- Ensure cleaning services are delivered to a high standard through structured programmes, audits, and team management.
- Manage security operations, ensuring the safety of tenants, staff, visitors, and the protection of the building and its assets.
- Oversee waste management and recycling processes, driving efficiency and supporting sustainable practices.
- Ensure all cleaning activities align with COSHH requirements, with appropriate controls, training, and safe systems of work in place.
- Support the recruitment, development, and retention of a motivated and well-trained on-site team.
- Maintain consistently high levels of hygiene and presentation across the centre.
Risk and Asset Management
- Act as Duty Manager, taking responsibility for the safe and effective operation of the centre.
- Ensure full compliance with all statutory requirements including health & safety, fire safety, water hygiene, and environmental regulations.
- Manage the fire log, statutory systems, and all associated compliance records.
- Ensure all contractors operate under robust permit-to-work systems and comply with safety procedures.
- Maintain accurate and up-to-date risk assessments across all site activities.
- Ensure all plant and equipment records are properly maintained and integrated within safety systems.
- Manage and maintain COSHH data, ensuring it is up to date, readily accessible, and effectively implemented wherever hazardous substances are used.
- Ensure hazards are identified, tracked, and resolved through effective follow-up processes.
- Support crisis management and business continuity processes.
- Liaise with insurers, local authorities, and emergency services where required.
People Management
- Line manage the on-site maintenance, cleaning, and security teams.
- Lead, train, and motivate teams to deliver a high standard of service in a professional and customer-focused manner.
- Promote a collaborative “one team” culture across all stakeholders, regardless of employer.
- Ensure effective staffing levels, rota management, and performance standards.
- Support employee development through training and career progression opportunities.
Relationship Management
- Build and maintain strong working relationships with tenants, contractors, and stakeholders.
- Promote a positive and collaborative environment across the centre.
- Support retailers and internal teams in maintaining safe and efficient operations.
- Work closely with the Centre Manager to ensure the centre operates as a cohesive and high-performing environment.

Person Specification
- Strong Facilities Management experience within a multi-tenanted environment.
- Hands-on, proactive, and solutions-focused approach.
- Strong understanding of statutory compliance, including fire safety, water hygiene, and COSHH.
- Excellent communication and stakeholder management skills.
- Commercially aware with the ability to balance cost and service delivery.
- Organised, resilient, and driven to maintain high standards.
