Job Description: Downtown Asset Management is seeking a pivotal, highly motivated Lettings Manager to drive the commercial performance and occupancy of our residential portfolio.

Your primary focus will be leading the successful initial "lease-up" and sustaining high occupancy of our flagship Build-to-Rent (BTR) development, Downtown Victoria North (DVN), alongside the strategic management of our existing PRS assets.

In this role, you will own the entire resident acquisition funnel—from initial marketing campaign delivery and lead generation to successful referencing and a seamless operational handover. Your duties will include:

1. Occupancy & Commercial Performance

Lease-Up Strategy: Formulate and execute the initial leasing strategy for our flagship BTR scheme to meet or exceed occupancy targets within the defined delivery window.
Portfolio Oversight: Monitor and manage void periods across the existing PRS portfolio, ensuring proactive marketing and rapid turnarounds to minimise loss of rent.
Third-Party Agency Management: Direct and manage external agencies employed to boost occupancy across the flagship BTR development, ensuring sustained high performance and value for money.

2. Marketing & Lead Generation

Agency Collaboration: Act as the primary champion and key point of contact for external letting agencies, keeping lead quality high and driving prompt feedback.
Pipeline Tracking: Maintain rigorous oversight of the lettings pipeline, utilising modern CRM/PropTech data to provide weekly reporting on lead volumes, viewing-to-offer ratios, and completed lets.
Market Intelligence: Conduct regular competitor analysis and local benchmarking to ensure our pricing, resident perks, and premium service offerings remain highly competitive in the Manchester/Salford BTR & PRS markets.

3. Process & Compliance

KYC & Referencing: Oversee the initial tenant screening and "Know Your Customer" (KYC) processes with the support of the Onboarding Manager, ensuring high-calibre residents and strict compliance with Right to Rent legislation.
Handover Excellence: Collaborate closely with the Onboarding Manager and General Manager to design and execute a seamless, premium transition from "applicant" to "resident" on move-in day.
Legislative Compliance: Stay abreast of changing UK housing policies, ensuring all marketing, tenant-finding, and holding deposit procedures adhere fully to the Renters' Rights Act and consumer protection regulations.

Requirements

Proven Track Record: At least 3 years of fast-paced experience in BTR or high-volume PRS lettings, specifically within the Manchester/Salford residential market.
Lease-Up Expertise: Prior experience in the initial launch and "lease-up" phase of a large-scale, premium residential development is highly desirable.
Leadership Capability: A proactive self-starter capable of managing busy workstreams independently today, with the ambition and skills to recruit, train, and manage a dedicated lettings team in the future.
ARLA/Propertymark Level 3 qualification (minimum) is preferred
A full UK Driving License
