Full job description

Portfolio & Operations Manager

This person becomes responsible for the day-to-day running of the portfolio.

Their role is to ensure every landlord and tenant receives an exceptional service while freeing you to focus on growth.

ResponsibilitiesPortfolio Management

Landlord relationship management
Tenant relationship management
Arrears management
Deposit disputes
Tenancy renewals
Property inspections
Contractor coordination
Maintenance oversight

Operations

Compliance tracking
Team management
Process improvement
KPI reporting
Weekly operational meetings
Supplier management

Client Retention

Quarterly landlord reviews
Rent increase recommendations
Asset performance reviews
Client issue resolution

Duties

Oversee the management of multiple properties, ensuring all aspects of property maintenance and tenant relations are handled efficiently.
Coordinate repairs, renovations, and routine maintenance activities, liaising with contractors and service providers.
Supervise maintenance staff and contractors, providing leadership and ensuring tasks are completed to standard.
Develop and implement property management strategies to optimise operational efficiency and tenant satisfaction.
Monitor compliance with health and safety regulations, conducting regular inspections.
Manage budgets, rent collection, lease agreements, and tenant correspondence.
Utilise technical knowledge of electrical systems, mechanical equipment, schematics, and programmable logic controllers (PLCs) for troubleshooting and repairs.
Prepare reports on property performance and maintenance activities for senior management.

Skills

Proven management experience with strong leadership qualities.
Project management skills to coordinate multiple tasks effectively.
Technical proficiency in electrical systems, mechanical knowledge, schematics, and PLCs.
Supervising experience with the ability to lead teams confidently.
Excellent organisational skills with attention to detail in maintenance planning and execution.
Strong communication skills in English, both written and verbal.
Ability to interpret technical diagrams and schematics for troubleshooting purposes.
Knowledge of health & safety standards relevant to property management environments. This position offers a dynamic work environment where organisational skills, technical expertise, and leadership are highly valued. The successful candidate will play a key role in maintaining high standards across all managed properties while leading a dedicated team towards operational excellence.
