Overview

Property Manager — Part-Time / Ad Hoc, with scope to grow

About us

We're an independent property company managing a residential portfolio across Greater Manchester and London, alongside a potential growing book of third-party management instructions for private landlords. The business is led by an RICS Chartered Surveyor.

We're small, direct, and we do things properly. There's no call centre and no layers of management — the person doing the work speaks to the landlord and the tenant.

The role

We're building out the management side of the business and want one experienced person to help us do it. This starts as part-time or ad hoc work, sized around the current book. As the book grows, so does the role.

This is not a stopgap hire. We're looking for someone we can trust with client money, client relationships, and our reputation, and who wants to be here in three years' time.

What you'll be doing

Day-to-day management of tenanted residential properties — tenant queries, maintenance, contractors, rent arrears
Keeping every property compliant: gas safety, EICRs, EPCs, deposit protection, Right to Rent, licensing where it applies
Managing tenancies under the current framework — assured periodic tenancies, written statements of terms, rent increases, and Section 8 grounds where required
Property visits and inspections, with written reports to landlords
Onboarding new instructions and getting them compliant from day one
Straightforward, professional communication with landlords, tenants and contractors

What you'll need

Real UK residential property management experience — ideally with a mix of private landlord and portfolio work
A working command of current legislation, and a habit of keeping up with it. Phase 1 of the Renters' Rights Act came into force on 1 May 2026 and the PRS Database follows; you should already understand what that has changed and what's coming
Sound judgement and discretion — you'll be dealing with client money and difficult conversations without someone checking your work
Confident written English; landlords will read what you send
Organised, self-directed, and comfortable working without a big team around you

Helpful, not essential

ARLA Propertymark or equivalent qualification
HMO and student property experience
Block or leasehold management exposure
Familiarity with UK management software (Arthur, Fixflo, Alto, Re-Leased or similar)
Comfortable using AI tools, or willing to learn — we use them to cut out admin and expect that to increase
Full UK driving licence

Hours and pay

£23–£28 per hour, depending on experience. The rate reflects that this begins as a part-time or ad hoc engagement rather than a full-time salaried post. Hours are flexible and can work around existing commitments. As the managed portfolio grows, we expect the hours and the scope to grow with it.
