We believe that property management shouldn't be passive or reactive. We are looking for an experienced Property Manager to take full ownership of our residential portfolio. You aren't just logging maintenance tickets; you are managing valuable real estate assets and shaping the tenant experience. You will act as the key anchor between property owners, residents, and contractors, turning complex compliance standards and day-to-day operations into smooth, hassle-free property experiences. You are the voice of clarity and reliability for every landlord and tenant under our care.

Key Responsibilities:

Portfolio Ownership: Oversee day-to-day operations for a portfolio of residential properties across Birmingham, ensuring exceptional occupancy and retention rates.
End-to-End Tenancy Management: Manage the entire lifecycle from onboarding and inventory reviews to tenancy renewals, rent collections, and deposit registrations.
Compliance & Safety Leadership: Ensure all properties strictly comply with current UK housing laws, HMO standards, and mandatory certificates (Gas Safety, EICR, EPC).
Maintenance Coordination: Act as the primary point of contact for routine and emergency maintenance, vetting external contractors to ensure quality work at fair prices.
Stakeholder Management: Build strong, trust-based relationships with landlords and tenants, providing clear communication, financial updates, and professional advice.

What We Are Looking For:

Experience: 2+ years of hands-on experience in UK residential property management or lettings administration.
Track Record: A solid history of successfully managing tenant relationships and maintaining full regulatory compliance.
Skills & Knowledge: Strong understanding of UK tenancy law, statutory property compliance, and conflict resolution techniques.
Licensing & Mobility: A full UK driving licence and access to a personal vehicle for routine site visits.
Mindset: You are pragmatic, organized, and calm under pressure. You know how to prioritize urgent repair needs while maintaining excellent attention to detail.

Pay: £32,000.00-£38,000.00 per year
