Office Manager

Pay: £15.00–£16.00 per hour, depending on experience
Hours: Monday–Friday, 9:00 am–5:00 pm
Location: Birmingham
Contract: Permanent, Full-time

About the Role

We are looking for a confident, organised and proactive Office Manager to oversee our Maintenance Department and a team of approximately 20–25 Maintenance Workers.

This is primarily an office-based management role, focused on team leadership, maintenance coordination, performance monitoring, auditing, budgeting and reporting.

A maintenance or trade background is preferred but not essential. We are looking for someone with strong leadership and supervisory experience who can confidently manage a busy operational team.

Key Responsibilities

Lead, supervise and support 20–25 Maintenance Workers
Allocate workloads and monitor repairs, inspections and planned works
Monitor staff performance, productivity and completion of work
Oversee internal and external maintenance activities across the property portfolio
Audit completed and outstanding repairs and identify delays, repeat works and trends
Coordinate preventative maintenance schedules and property inspections
Monitor health & safety, fire safety and housing compliance requirements
Audit maintenance stock, materials, tools and equipment
Monitor the maintenance budget, expenditure and costs
Review contractor invoices, quotations and supplier costs
Liaise with contractors, suppliers and internal departments
Maintain accurate maintenance and compliance records
Analyse maintenance data using Microsoft Excel
Create Excel logs where required
Produce regular reports covering repairs, staff productivity, stock usage, expenditure and departmental performance
Identify areas for improvement through auditing inspection reports and present findings to senior management

What We’re Looking For

Essential:

Strong leadership and staff supervision in an office-based environment
Experience managing or supervising an operational team
Confidence managing a workforce of approximately 20–25 employees
Excellent organisation and workload-management skills
Strong administrative, auditing and reporting skills
Experience monitoring budgets, costs, stock or resources
Strong Microsoft Excel and Outlook skills
Ability to analyse data and produce clear management reports
Excellent written and verbal communication skills
Strong problem-solving and decision-making skills

Desirable:

Maintenance, property, housing or facilities experience
Knowledge of property compliance and health & safety
Experience managing contractors and suppliers
Full UK driving licence and access to a vehicle

Maintenance experience is preferred but not essential. Strong candidates with transferable management and operational experience are encouraged to apply.

Pay: £15.00-£16.00 per hour
