Job Overview

We are seeking a proactive and skilled Maintenance Person to join our caring team at The Georgians Nursing Home. In this vital role, you will be responsible for ensuring the safety, functionality, and comfort of the facility by performing maintenance, repairs, and inspections across the premises. Your expertise will help create a welcoming environment for residents and staff alike, maintaining high standards of safety and operational efficiency. This position offers an exciting opportunity to contribute directly to the well-being of our residents through hands-on maintenance and leadership.

Duties

To provide maintenance services in accordance with current best practices, according to policy and procedures, agreed standards, legislative requirements and relevant regulations under the direction of the Manager.
To maintain the service and the grounds, ensuring all areas are free from hazards and all equipment and systems are in full working order.
To action both planned and reactive maintenance issues and prioritise in terms of urgency.

Role- specific Duties

The Maintenance/Handyperson’s responsibilities include but are not limited to the following:

Assist in the assessment of the effectiveness of maintenance implementation and delivery.
Implement actions to meet and maintain maintenance standards.
To carry out routine repairs and monitoring on all systems.
Systematically solve day-to-day problematical issues which arise.
Ensure the residents’ rights are protected and their privacy and dignity are maintained when working in their vicinity.
Be responsible for promoting and protecting the welfare of individuals supported by the service.
To ensure all electrical appliances bought into the Home by residents, relatives and any other persons are checked and tagged safe for use, under the Health & Safety regulations.
To keep accurate records of all service contracts and inspections dates.
To inspect wheelchairs and inflate tyres regularly, ensuring that they are serviced and repaired regularly by the appropriate authority.
To ensure tools and equipment are adequately maintained and stored in a place of safety, secured from access by unauthorised persons.
To regularly check boilers are functioning correctly and room temperature is seasonally adjusted.
Understand, and ensure the implementation of the Health & Safety policy and Emergency and Fire procedures.
To ensure the fire alarm system is activated weekly to ensure proper working order and results recorded.
To support the care home team with the completion of regular fire drills as instructed by the management.
To carry out statutory testing of water services in line with company policy and current codes of practice.
To carry out water temperature testing and record the results, notifying the Home Manager when the water is out of normal temperature ranges.
To keep gutters and drainage points clear of leaves and debris.
To repair fixtures and fittings where possible or liaise with the Home Manager if specialist repairs are necessary.
To be prepared to give advice over the telephone and/or be called out to the home in emergencies when off duty.
To ensure all staff are aware to use the Maintenance Person first for any repairs before calling out any specialist, as the cost implications are high.
To assist the Home Manager and place deliveries in the correct storage areas.
To adhere to the disposal of waste policy and prepare waste bins ready for collections as requested by the Home Manager.
To assist with shampooing of carpets, as requested by the Home Manager.
To record all Health and Safety checks in the relevant logbook: Fire Control logbook check, Emergency lighting, Nurse call system, Record of room redecoration
To complete yearly PAT testing checks and record them accordingly whilst maintaining a PAT testing plan.
Maintain all items of equipment and tools in a clean, safe and secure manner.
Report and action any known defects to appliances, damaged furniture/equipment and any other potential hazards to the Home Manager.
To ensure all storage areas are clean and tidy and security is maintained.
Undertake ground maintenance, keeping the grass cut, shrubs, bushes and hedges pruned and the site generally weed free.
Ensure that Health and Safety and COSHH Regulations are maintained.
To monitor that all entrances and fire exits are kept free of obstructions.
To ensure all incidents and accidents are recorded and reported according to policy.
To implement any risk management actions as instructed by the Home Manager.
Complete all relevant documentation in regard to the role.
To ensure all moving and handling is carried out according to Health and Safety requirements.

Person Specification for Maintenance / Handyperson Essential

Ensure accurate, legible maintenance schedules are completed and maintained.
Assist in the implementation of maintenance policies and procedures.
Good English – Written and verbal.
To communicate effectively with residents and their visitors.
Attend meetings to represent Maintenance Department.
Painting and decorating skills.
Health and safety knowledge pertaining to building maintenance.
Being passionate about caring for others.
Dedicated and committed to making a difference to others’ lives and work well in a team.
Caring, friendly and empathic towards others, being positive and having a passion to learn.
Previous experience of working in a maintenance role.

Desirable

Vocational qualification/HNC/City and Guilds in Maintenance or Building Services.
Plumbing, joinery, Electrical, plastering skills.
Previous experience of working in a similar environment.
Previous employment in the building trade.
Experience of working with residents who have additional support needs.
